Fiche n° 2 : Parcelles de référence
Objectif
- Construire un fond cadastral agrégé sur la parcelle de référence. En ffet, pour les copropriétés notamment, les données logement extraites de la matrice dadastrale sont attachées à une seule parcelle dite de référence, généralement la plus petite.
- Dans cet exemple, les 406 logements de cette copropriété mélant immeubles et maisons individuelles sont comptabilisés sur la parcelle central, non bâtie.
Données utilisées
Le fichier PDL de la matrice est utilisé pour affecter à chaque parcelle la valeur de la parcelle de référence s'il y a lieu.
Ensuite l'agrégation se fait sur le parcellaire.
Principales étapes de travail
- Première étape dans la matrice dadastrale (majic) : à chaque parcelle une nouvelle clé parcellaire est affectée (dénommée PARCREF2 chez moi) qui est la valeur de la parcelle de référence le cas échéant, sinon la valeur de la parcelle d'origine.
- Pour une maisons individuelle : PARCREF2 = NUMPAR
- Pour un immeuble ou une copropriété horizontale (lotissement non divisé) : PARCREF2 = PARCREF
- Deuxième étape de travail :
- Association des données majic à chaque parcelle
- Agrégation (combinaison dans arcgis) sur ce nouveau champ PARCREF2
- Troisième étape de travail :
- Agrégation des données sur une maille de 200×200
- Pour ma part j'utilise simplement l'outil maille dans arcgis

Résultat obtenu
L'analyse des densités à partir de la matrice cadastrale a permis :
- de produire une carte sur l'ensemble du territoire donnant à voir les densités sur notre territoire
- de calculer la densité totale de logements (densité brute) et la densité nette (sur la surface urbanisée en croisant avec notre Atlas du bâti)
- de calculer la densité de logements suivant les différentes typologies du tissu bâti
Pourquoi réfléchir sur les formes urbaines et les densités ? pour pouvoir offrir du logement adapté, en prix, et accessible, en distance, à tous. C'est un enjeu essentiel d'un Programme Local de l'Habitat.
